Let's talk numbers first. Right now, the median home price in Bloomington sits between $250,000 and $256,547. That's actually pretty solid for what you get, good schools, low crime, and a community that actually feels like a community.
Compared to bigger metros like Chicago or even Champaign, your dollar stretches further here. You can find a nice three-bedroom ranch with a yard that doesn't require a trust fund to afford. That's the Bloomington way. We are still one of the most affordable places for home buying in the US. Unfortunately, that tide is beginning to turn.

2. Home Prices Have Gone Up 8.3% in the Past Year
Here's the thing, prices have been climbing. We saw an 8.3% increase in home values over the past year, which is more than double the Illinois state average of 3.4%.
So if you've been on the fence about buying, waiting might cost you. As the old saying goes in real estate: "The best time to buy was yesterday. The second best time is today." And honestly? That rings pretty true for Bloomington right now.

Let’s be really honest: Bloomington-Normal is a deep seller’s market right now. Inventory is extremely low When a home is priced right (and shows well), it’s common to see it sell for about 102-104% of list price in less than 7 days.

Or as I like to say: “The best houses don’t wait around for anyone.” If you love it, you’ve gotta come in strong (and smart).Prices in our area are typically priced slightly under market value because we know the market will push the price to where it belongs.

Here’s the good, the bad, and the ugly all in one: in Bloomington-Normal, the best listings can go under contract in less than a week when they’re priced right.
What does that mean for you? You don’t have to panic-buy—but you do want to be ready. Tour quickly, know your must-haves, and if a home checks your boxes… don’t “sleep on it” too long. Someone else might not.
As the saying goes: “You don’t get ready when you find the house—you get ready before you find the house.”
5. Once Homes Go Pending, It Happens Fast
Now, don't get too relaxed. When a good home hits the market, it typically goes pending within 1-7 days. So while you have a bit more breathing room overall, the best houses in Bloomington still move quickly. There is a little more breathing room in homes over $400k as those tend to last 1-3 weeks before pending.

Let’s be real, rates aren’t what they were back in 2020-2021. Those 3% days are long gone, my friend. But right now in 2026, mortgage rates are sitting just below 6%, and the expectation is they’ll trend downward only slightly.
Does that mean you should wait? Not necessarily. As the saying goes: “Marry the house, date the rate.” You can always refinance later if/when rates drop, but you can’t go back in time and buy at today’s prices—especially in a market where homes are moving fast and often selling above list.
7. Affordability Is Still a Challenge (But Bloomington Helps)
Across Illinois, housing affordability remains tough for a lot of buyers. Higher rates plus higher prices equals tighter budgets.
But here's where Bloomington shines. Compared to other markets, our cost of living is reasonable, and you get a lot of bang for your buck.
